Are you ready to begin the search? If so, I’m ready to help.

Just as soon as you have your pre-qualification letter, we can take your budget and your “must have” list and begin sorting through the listings in the multiple listing service (MLS.) I’ll also set up an alert - so that every time a new listing meeting your specifications comes on the market, we’ll know within hours.

When you talk with your lender, be sure to find out if your approval is based on a loan program with restrictions or specifications. Some programs are, and there’s no sense wasting your time considering homes your lender will reject.

With homes on the market today, we need to focus on just those homes that will fit you, your lifestyle, and your budget. Our preliminary search will begin with your price range and narrow the choices down by location, size, the number of bedrooms and baths, etc. Then, I’ll read the MLS notes and use my own first-hand knowledge of the properties to find homes offering the other features you require.

That will get us started in the right direction. However, the real fun begins when we tour homes together. I’ll be watching your reactions – seeing the features that really appeal to you – and the ones you don’t like at all. That will help me refine the search even more. If your “dream house” exists – we’ll find it!

Once we find the house, I’ll help you arrive at an offer price and terms. Then I’ll write an offer with the proper contingencies to protect your interests – just in case things aren’t quite as they seem. If necessary, I’ll help you negotiate with the seller to come to an agreement.

After that, I’ll help you arrange for the inspection and assist you if further negotiations are necessary after either the inspection or the appraisal. Little problems can crop up during the time between agreement and closing – but don’t worry. I’ll be there to help get them solved.

Finally comes the most fun of all… the day I get to hand you the keys to your new home!
